Complete and independent inventory services are provided to Letting Agents and Private Landlords.
Our documents are comprehensive, detailed, well presented, logical and easy to read.
Inventories are prepared prior to the start of the tenancy, wherever possible, and a typed copy of the inventory is then made available to the Tenant at the time of the Check In.
A Check In will then be carried out at the start of the tenancy) using the newly prepared or updated inventory. Any agreed amendments to this inventory will be noted down at the time of the check in. Meter readings will be taken and keys will be tested and handed over to the Tenant.
A Schedule of Condition & Declaration will be prepared as agreed and signed by the Tenant or his representative and also by Mayflower Inventories.
After the check in, the agreed amendments will be incorporated into the Final Inventory document and this will be distributed to the Tenant, Landlord and Agent as hard copies and/or pdf files as requested. The original inventory document will usually be sent to the Managing Agent.
When the tenancy ends, Mayflower Inventories will attend the Check Out to again fairly assess the condition of the property using the inventory that was updated at the start of the tenancy. Any significant changes to the property will be listed and a general Schedule of condition & Declaration will be agreed and signed by the outgoing Tenant and Mayflower Inventories.
Meter readings will be taken and keys listed.
The property will be securely locked and the keys returned to the Managing Agent.
Photographs will be taken where practical of noticeable discrepancies with the inventory, in order to assist in fair decision making by the relevant parties concerned.*
A comprehensive Check Out Report will be prepared listing all the relevant discrepancies seen and the suggested* allocation of responsibility. These will include Fair Wear & Tear, Tenant Responsibility and Landlord Maintenance issues.
*It should be noted that any claims against the deposit will be discussed and final decisions will be agreed by the parties negotiating the deposit return on behalf of the Tenant and the Landlord. Mayflower Inventories’ brief is to state objectively the condition of the property as seen at the time of the check out and Mayflower Inventories will not enter into discussions between disputing parties.
All reports and photographs will be securely stored electronically with our clients’ permission.
