With experience in Relocation and Property Management, Mayflower Inventories is able to offer a complete and precise service tailored to you or your company’s needs.

With years of personal and professional experience in Relocation we will offer assistance to companies in helping to alleviate some of the stress experienced by their expatriate transferees when they move into and out of their UK rental properties.

We appreciate that the transferees are busy people and that they may be away when their tenancy starts or ends and we are able to take care of many of the tenancy arrangements on their behalf.

Mayflower Inventories will attend the Check In at the start of the tenancy with or without the Tenant or Occupier. We will carefully check the property against the inventory, agreeing any changes with the inventory clerk who has been appointed by the landlord or his agent.

We will take photographs where practical of items showing damage.  These photos will be retained electronically for possible use at the check out should there be any uncertainty or dispute regarding the condition as seen at the check in.

A comprehensive Check In Report will be prepared.  This will list the utility meter locations and readings for gas, electricity and water (where accessible), keys received and any keys missing, instruction manuals provided and if any missing, safety certificates seen and not provided.

It will also include an Action List noting any cleaning oversights and maintenance issues and the Tenant, relocation company and/or managing agent will be informed accordingly.

If so instructed, we can assist tenants with their move into an unfamiliar area by doing a Property Walk-through including but not limited to the following:

  • Showing the whereabouts of stopcocks and utility meters for electricity, gas and water
  • Explaining, where practical, how the appliances work
  • Checking, if required, that the hot water & central heating system is switched on
  • Testing and labelling the keys
  • Checking whether the necessary instruction manuals have been provided
  • Checking that all items provided appear sound.

Where Tenants are not present at the check in, Mayflower Inventories will undertake to return keys* to the managing agent or client company.

*An additional fee will be charged for this service if the delivery address is not viewed as local or if special delivery charges are to be incurred.

Mayflower Inventories will attend the Check Out on the final day of the tenancy (with or without the Tenant/Occupier), to fairly assess the condition of the property.

This will be done together with the Landlord’s inventory clerk using the inventory that was updated at the start of the tenancy.  The present condition of the property will be agreed by both inventory clerks.

Mayflower Inventories will take photographs where practical of noticeable discrepancies with the inventory, in order to assist in fair decision making by the relevant parties concerned.

A comprehensive Check Out Report will be prepared listing all the discrepancies noted and the suggested* allocation of responsibility.  These will include Fair Wear & Tear, Tenant Responsibility and Landlord Maintenance issues.

*It should be noted that any claims against the deposit will be discussed and final decisions will be agreed by the parties negotiating the deposit return on behalf of the Tenant and the Landlord.  Mayflower Inventories’ brief is to state objectively the condition of the property as seen at the time of the check out and Mayflower Inventories will not enter into discussions between disputing parties.
